What are the advantages of offsite construction?
How will this affect my property taxes?
-
The amount and type of property tax you will be responsible for depend on where you’re located and whether your dwelling is categorized as personal or real property. In the case that your manufactured home falls under the personal property classification, it will undergo separate taxation from the land it occupies. This applies whether you own the land or are leasing a space within a manufactured home community. In instances where you’re the landowner, you might receive a distinct tax bill for the land itself. Conversely, if you’re renting a lot in a manufactured home community, the land’s property tax may likely be included in your rent. However, it’s worth noting that some states permit landlords to obligate tenants to cover property taxes tied to the land on which their dwelling is situated.
-
For manufactured homes classified as personal property, certain states mandate annual taxes and fees resembling those applicable to vehicles. Alternatively, some states might impose noticeably higher taxes based on the assessed value of the dwelling.
-
If your manufactured home is classified as real property and is permanently affixed to land you own outright, the taxation process mirrors that of a conventional home. Additionally, supplemental taxes may apply where relevant. Furthermore, a manufactured home designated as real property is entitled to the same benefits and exemptions typically afforded to traditional properties. Should you finance the purchase of a manufactured home, it’s probable that you’ll make monthly contributions to an escrow account to cover a portion of property taxes and homeowners insurance. The lender takes responsibility for disbursing these payments from the account prior to their due dates.
-
The precise amount of property taxes for a manufactured home classified as real property is determined by the county tax assessor. When your manufactured home is permanently attached to land you own, both the dwelling and land are jointly evaluated and taxed. Once a taxable value is established, the state-specific assessment ratio is applied to this value. Subsequently, the district tax rate is used to calculate your annual tax obligation. Across the United States, the general property tax rate ranges from 0.18% to 1.89% of the assessed property value. To gain insights into how property taxes are computed in your specific area and whether additional taxes might apply to your manufactured home, it’s advisable to contact the local offices of the tax assessor-collector or the auditor-controller.
